Basement Waterproofing

Stop the water where it starts.

A wet basement is never random. Water is following a path, and that path is almost always one of three things: a crack in the foundation wall, ground that slopes toward the house instead of away, or groundwater rising faster than a failed weeping tile can drain it.

Edmonton makes all three worse. Our clay soil holds water tight against the foundation instead of letting it drain, and every freeze-thaw cycle expands that trapped water and widens whatever crack is already there. A hairline gap in October is a seeping crack by April.

We find the actual entry point before we quote anything. Then we fix that, not a symptom.

Signs your basement needs waterproofing

Water along the wall-floor jointClassic sign of failed weeping tile or hydrostatic pressure under the slab.
Damp or dark patches on the wallWater is moving through the concrete itself, not just a crack.
That musty smellPersistent moisture. You will smell it before you see it.
White chalky residueEfflorescence: mineral salts left behind as water passes through the wall.
Peeling paint or bubbling drywallMoisture pushing out from behind the finish.
Water after every heavy rainGrading or downspout issue driving water against the foundation.
The System

What a proper exterior job includes.

Waterproofing is not one product. It is four layers that each do a different job, and skipping any one of them is why some jobs fail in three years.

Crew applying waterproofing membrane in an excavated trench on an Edmonton foundation
Step 1. Excavate to the footing All the way down to where the problem starts.
Dimpled drainage membrane installed with gravel drainage at the footing
Step 2. Seal and protect Membrane, drainage board and gravel so water drains away.
Finished exterior waterproofing with membrane at grade and clean gravel bed
Step 3. Backfilled and done Sealed at grade, site left clean, basement dry.
Cost

What basement waterproofing costs in Edmonton.

Nobody can quote this accurately over the phone, and anyone who does is guessing. What we can give you is the honest range so you know whether you are looking at a four-figure repair or a five-figure one before we arrive.

Exterior waterproofing (per linear foot of wall)$270 – $500
Single foundation crack injection$1,200 – $2,000
Interior drainage system + sump (per linear foot)$120 – $250

These are typical Edmonton market ranges, not your quote. What moves the number: how deep the foundation sits, how much access the crew has, whether a deck, garage pad or utilities are in the excavation path, and whether the weeping tile needs replacing. You get your exact number in writing, with no obligation, before anything starts.

Dimpled drainage membrane fastened to a foundation wall along an open trench
Dimpled membraneHolds an air gap against the wall so water drains down instead of sitting on the concrete.
Narrow side yard excavation between a house and a fence with the foundation wall sealed
Tight side yardsNo room for a machine here. Hand dug between the wall and the fence.
Common Questions

Basement waterproofing questions.

What is the difference between waterproofing and damp-proofing?

Almost every Edmonton home built before the 2000s was damp-proofed, not waterproofed. Damp-proofing is a thin spray-on asphalt coating that slows moisture vapour but is not designed to hold back water under hydrostatic pressure, and it degrades over 20 to 30 years. True waterproofing is a layered system: a heavy sealing membrane bonded to the wall, a dimpled drainage board that gives water a path down, clean gravel at the footing, and working weeping tile to carry it away. That is why plenty of newer homes still leak.

Is exterior or interior waterproofing better?

Exterior is the permanent fix because it stops water before it touches the wall. It costs more because it requires excavation. Interior systems, meaning a drainage channel and sump, manage water that is already inside and are the right answer when excavation is not possible, such as under an attached garage, a deck, or a property line. We tell you honestly which one your situation needs, including when the cheaper option is the correct one.

How long does the job take?

A single-wall exterior waterproofing job on a typical Edmonton bungalow usually runs three to five working days: excavation, wall prep and repair, membrane and drainage board, gravel and weeping tile, then backfill and cleanup. Full-perimeter jobs run longer. Weather and utility locates can shift the schedule, and we tell you before we start rather than after.

Will you damage my landscaping?

Exterior work requires digging along the affected wall, so anything in that zone gets moved or comes out. We walk the site with you before we start so you know exactly what is affected. We backfill, compact, and restore grade so water runs away from the house. Sod, decks, and plantings in the excavation path are the homeowner's to replace unless we agree otherwise in writing in the quote.

Can you waterproof in winter?

Exterior excavation gets difficult once the ground freezes hard, typically late November through March in Edmonton. Interior work, crack injection, and sump pump installs continue year-round. If you are seeing water in the winter, call anyway. We can often stabilise the situation and schedule the exterior work for spring.

Water doesn't wait. Neither should you.

After the extreme heavy rainfalls in Edmonton this July, Milad's came out, inspected, and provided a reasonable quote quickly. A 7 foot foundation crack was fixed and secured well. They even hauled extra clay to low spots around the foundation and cleaned up so well afterwards.

After the rain this spring and summer my window well was filling up and not draining to my sump. Milad and his team carefully dug the 24 ft, including going around utilities, waterproofed the wall, sealed the cracks and put in new weeping tile.I was worried about mud on my neighbour's driveway. On the last day I was amazed at how clean everything was. Would hire again.
