Leduc and Beaumont are among the fastest-growing communities in the region, and most of the housing stock is recent. That creates a specific and slightly counterintuitive problem: newer homes leaking sooner than their owners expect.
Two things drive it. First, the land here is flat. Without natural slope, surface water depends entirely on engineered grading, and engineered grading settles. A lot that shed water perfectly at possession can be holding it against the wall eight years later. Second, new construction is damp-proofed, not waterproofed, so there is very little between that pooled water and your basement.
June 2026 made this visible across the whole area. Record rainfall on flat, saturated ground had nowhere to go, and a lot of homeowners in Leduc and Beaumont found out how their drainage actually performs.
Why flat-land drainage fails
- Settled backfill on newer lots. The soil around a new foundation compacts over the first five to ten years. Grade goes flat, then negative.
- Builder damp-proofing, not waterproofing. A spray coating that slows vapour. It is not designed to hold back standing water.
- Nowhere for surface water to run. Flat topography means water sits where it lands until it soaks in or finds a foundation.
- Downspouts discharging too close. Extensions get removed for mowing and never go back. A single downspout can put thousands of litres against one wall.
- Saturated ground before the next rain. On flat land the soil does not drain between storms, so the second rainfall has nowhere to go.
