The home is twelve years old, the backfill has compacted, the lot no longer sheds water, and the spray-on coating that was applied at construction is not holding it back. Owners are often surprised, because nothing about the house feels old.

From the older Stony Plain core and the established Spruce Grove streets, it is the familiar story: original clay weeping tile past its service life, tree roots in the joints, and damp-proofing that stopped working years ago.

Parkland County acreages bring a third variable, where surface water and sump discharge routing matter as much as anything happening at the wall.

• Compacted backfill on twenty-year-old subdivisions. The grade that worked at possession has settled flat or negative.
• Original drainage in the Stony Plain core. Older housing stock with clay tile that has reached the end of its life.
• Parkland County acreages. No storm connection, so surface water and discharge routing carry the whole load.
• Downspout discharge against the wall. The cheapest problem we find and the one that causes the most avoidable damage.
• Expansive clay throughout. Same soil behaviour as the rest of the Edmonton region, with the same freeze-thaw crack widening.
