Edmonton has two very different basement problems, and which one you have depends mostly on when your house was built.

In the mature neighbourhoods, the north side, the Highlands, Alberta Avenue, Westmount, Ritchie, Old Strathcona, the foundations are 60 to 100 years old and were built with short lengths of clay weeping tile laid end to end. Those joints have shifted, filled with sediment and been found by tree roots. The wall was damp-proofed with a thin asphalt coat that stopped being effective decades ago. When water shows up along the wall-floor joint in one of these homes, it is almost always the drainage, not the wall.

In the newer south and southwest, Windermere, Summerside, Terwillegar, Laurel, the story is different. The house is fifteen years old and the owner is stunned it leaks at all. But builder damp-proofing is a spray coat, not a waterproofing system, and on a lot that was graded once and has settled since, water pools against the wall and finds the shrinkage crack that was there from the original cure.

Both are fixable. They just need different work, which is why we look before we quote.

Do you work in the older north Edmonton neighbourhoods?

Yes, and it is a large share of what we do. We are based at Fort Road NW, so Beverly, the Highlands, Alberta Avenue, Calder, Delton and Kensington are close to home. Homes in these areas typically have original clay weeping tile and damp-proofing that expired decades ago, which is a well-understood problem with a well-understood fix.

My house is only ten years old. Why is it leaking?

Because it was damp-proofed, not waterproofed. Alberta building code does not require a full waterproofing system on a standard residential foundation, so most builders apply a spray-on asphalt coating and backfill. That coating slows moisture but does not hold back water under pressure, and it degrades. Add a lot that has settled since the original grading and you get water against the wall with nothing effective stopping it.

Do you need a permit for foundation work in Edmonton?

It depends on the scope. Waterproofing, weeping tile replacement and crack injection are generally maintenance and repair. Structural work such as underpinning, wall reconstruction or work that changes the foundation's load path typically requires a building permit from the City of Edmonton. We tell you at the inspection which category your job falls in, and we do not start structural work without the right permit in place.
