My house was waterproofed when it was built. Why is it leaking?
It almost certainly wasn't waterproofed. It was damp-proofed. Builders typically apply a thin spray-on coating that slows moisture but isn't designed to stop water under pressure, and it degrades over the years. True waterproofing is a heavier, multi-layer system: sealing coat, drainage membrane, and working weeping tile. That difference is why plenty of newer Edmonton homes still leak, and it's what we install when we do the job properly.
What is weeping tile and does mine need replacing?
Weeping tile is the perforated drain pipe that runs along your foundation footing and carries groundwater away. In many older Edmonton homes it's clay tile that has cracked, shifted or clogged with sediment, which forces water against your foundation instead of away from it. If your basement leaks along the wall-floor joint, failing weeping tile is a common cause. We inspect it, and repair or replace it as part of exterior waterproofing.
