Nobody publishes waterproofing prices. We think that is a mistake, because it leaves homeowners guessing, and guessing is how people end up paying double.

So here are honest ranges for the Edmonton area. Your house will land somewhere inside them, and the second half of this article explains what pushes you to the low end or the high end.

  • Single crack injection (polyurethane): $1,200 to $2,000 per crack. Done from inside, usually a few hours.
  • Additional cracks, same visit: from $350 each.
  • Structural epoxy injection: $700 to $2,000.
  • Interior drainage system and sump: $120 to $250 per linear foot.
  • Exterior waterproofing: $300 to $400 per linear foot.
  • Exterior excavation and seal, where required: $2,500 to $6,000.
  • Sump pump replacement in an existing pit: $700 to $1,800.
  • New sump pit and pump installation: $2,000 to $4,500.
  • Battery backup pump system: $900 to $2,200.
  • Weeping tile replacement with excavation: $300 to $400 per linear foot.
  • Camera inspection and line flushing: $300 to $700.

A single leaking crack is usually a four figure repair, not a five figure one. Anyone who opens with excavation before they have looked at the crack is selling, not diagnosing.

What actually moves the price

How far the water has to travel to get out. A sump discharge that runs six feet to daylight costs a fraction of one that has to be trenched forty feet across a yard to reach a safe grade point.

Depth of the foundation. Exterior work is priced on how much dirt has to move. A full nine foot basement costs meaningfully more per foot than a shallow one.

What is in the way. A deck, a concrete patio, a mature spruce, a gas line, a neighbour's fence eighteen inches off your wall. Every obstacle either adds labour or forces the job inside.

Access for equipment. Corner lots and wide side yards are cheap. A zero lot line infill where everything moves by wheelbarrow is not.

Whether the finished basement comes out. Interior work means removing drywall, framing and flooring along the affected walls. That is demolition and disposal on top of the waterproofing.

How many walls. Water usually enters at one or two spots. Pricing the whole perimeter when only the north wall leaks is the most common way homeowners overpay.

Cheapest to most expensive, and when each is right

Grading and downspouts. If water pools against your foundation, everything else you buy is compensating for a problem you could have fixed with soil and a downspout extension. Always check this first.

Crack injection, $1,200 to $2,000. Right when you have a defined crack in a poured concrete wall and the rest of the basement is dry. Polyurethane fills the crack through the full wall thickness and stays flexible as the concrete moves.

Interior drainage and sump, $120 to $250 per foot. Right when water comes up along the wall-floor joint, when the original weeping tile has failed, or when exterior access is blocked. It does not stop water from reaching the wall, it manages it once it gets there.

Exterior waterproofing, $300 to $400 per foot. Right when the wall itself is the problem, when there is structural movement, or when you want the water stopped before it ever touches the foundation. It is the only approach that keeps the wall dry rather than draining it.

Three things worth knowing before you sign anything

Seepage is usually not covered by insurance. Sudden events like sewer backup often are, if you carry the endorsement. Water that works its way through a foundation over time is treated as maintenance. That makes the repair your cost either way, which is an argument for fixing it while it is small.

Get the diagnosis separately from the price. A good quote tells you where the water is entering and why, then prices the fix. A quote that is only a number is asking you to trust a stranger with your foundation.

Ask what happens if it leaks again. Warranty length matters less than what the warranty actually covers and whether the company will still exist to honour it.
